When it came to selling my condo I interviewed several potential agents. I was immediately impressed with Carol because she was highly experienced and had a solid knowledge of both the general market and my specific area and building. We met Carol a couple of years before we asked her to represent us with the sale of our house. She was the listing agent for a house that we were interested in purchasing. At the time, we were not working with an agent and asked Carol to represent us as well as being the listing agent. We did not end up purchasing the home but needless to say we were impressed with her professionalism and thought that she was the type of agent we would like to have representing us. As sales professionals ourselves, we were looking for an agent who was tactful, tenacious and above all knowledgeable of the market. Carol was certainly the best person for the job with an impeccable track record! Carol listened to us and understood clearly the type of house we were looking for (and there were multiple variations and price-points of our dream home). When we visited homes with Carol, we could always count on her giving us her honest feedback on the house and frequently provided us with thought starters when evaluating whether it was the right opportunity. We trusted and appreciated her feedback. She was always patient. She was also timely with her appointments and quick to get us into a house that might be of interest!
Our dream house was presented to us through a friend. The seller wanted to sell privately. This put us in a difficult position. How do we communicate this to Carol when she has worked to hard for us with our search? Carol was very understanding and keen to help us sell our house.
When it came time to list our house, we were certainly in good hands. Carols go-to-market strategy and marketing were well thought out. She had a hard-working website that housed our virtual tour and quickly marketed our house in the papers. She knew the players and the market well. She gave us amazing pointers on how to stage our house and kept us calm when things felt quite hectic. When reviewing offers, we was happy Carol was on our side. She was calm, strategic and detail oriented.
Selling and buying a home is a big thing and you want to make sure you have the right person representing you. Once I had made the decision to sell my home, I knew I wanted Carol to be my agent. Carol has a very professional approach to real estate transactions and that is critical when you are dealing with one of your largest investment. Our discussion started with a thorough review of recent listing and sales in my neighbourhood and surrounding areas, to let me know the market flavour and to start thinking realistically about the listing price. Then on to getting the house "ready" for market. Carol had an amazing team of people whom she called on to paint, fix minor repairs, clean and get the home looking its best. Within a week and a half we were ready for a home inspection. The home inspection report, which is made available to prospective buyers, is part of Carol's marketing strategy to get you the best price for your home and reduce conditional sales offers. With Carol's keen eye, pictures of my home were taken and presented in a high quality brouchure including a survey and room plans for the buyers. It was then time to set a listing price and a marketing strategy to sell my home. Carol, once again, brought her thorough knowledge of the market and opinions of her trusted colleagues to talk about price. A detailed plan for open houses, times for showings and a process for looking at offers is made. It is then up to Carol and her team to get the agents and buyers into the home. Everyday I was debriefed with number of showings and whether they were 1st, 2nd or 3rd time views and comments, if any. Within seven days we had a number of strong offers including the winning offer at $118,000 over list and the "SOLD" sign was posted. We met Carol a couple of years before we asked her to represent us with the sale of our house. She was the listing agent for a house that we were interested in purchasing. At the time, we were not working with an agent and asked Carol to represent us as well as being the listing agent. We did not end up purchasing the home but needless to say we were impressed with her professionalism and thought that she was the type of agent we would like to have representing us. As sales professionals ourselves, we were looking for an agent who was tactful, tenacious and above all knowledgeable of the market. Carol was certainly the best person for the job with an impeccable track record! Carol listened to us and understood clearly the type of house we were looking for (and there were multiple variations and price-points of our dream home). When we visited homes with Carol, we could always count on her giving us her honest feedback on the house and frequently provided us with thought starters when evaluating whether it was the right opportunity. Once I had made the decision to sell my home, I knew I wanted Carol to be my agent. Carol has a very professional approach to real estate transactions and that is critical when you are dealing with one of your largest investment. Our discussion started with a thorough review of recent listing and sales in my neighbourhood and surrounding areas, to let me know the market flavour and to start thinking realistically about the listing price. Then on to getting the house "ready" for market. Carol had an amazing team of people whom she called on to paint, fix minor repairs, clean and get the home looking its best. Within a week and a half we were ready for a home inspection. The home inspection report, which is made available to prospective buyers, is part of Carol's marketing strategy to get you the best price for your home and reduce conditional sales offers. With Carol's keen eye, pictures of my home were taken and presented in a high quality brouchure including a survey and room plans for the buyers. It was then time to set a listing price and a marketing strategy to sell my home. Carol, once again, brought her thorough knowledge of the market and opinions of her trusted colleagues to talk about price. A detailed plan for open houses, times for showings and a process for looking at offers is made. It is then up to Carol and her team to get the agents and buyers into the home. Everyday I was debriefed with number of showings and whether they were 1st, 2nd or 3rd time views and comments, if any. Within seven days we had a number of strong offers including the winning offer at $118,000 over list and the "SOLD" sign was posted.
